BMS equipment

BMS equipment: sensors, controllers, valves

A building management system and energy-monitoring loop only run if every measured and controlled point matches the signal type. HTECH supplies field devices and panel hardware — sensors, controllers, valves, expansion modules, energy meters, panel accessories — against the consultant’s or contractor’s point list.

What we supply

  • Temperature, humidity, CO2, duct pressure, filter differential, occupancy
  • Duct and pipe sensors; dry contacts from motor-control boards
  • DDC controllers and analog / digital expansion modules
  • Control valves and actuators — two-way or three-way as the HVAC file states
  • Energy meters and BACnet or Modbus gateways when specified
  • Panel accessories: 24 V supplies, interposing relays, terminals, labels, surge protection

Brands we see often: Tridium, Johnson Controls, Siemens, Honeywell, Global Control 5, Veris, Neptronics. Models follow the drawings. We do not sell a generic “BMS set” before the point count is known.

How to order

  1. Send the point list or the equipment sheet: analog in, analog out, digital in, digital out; 0–10 V, 4–20 mA, NTC, dry contact.
  2. HTECH proposes an equivalent if the specified model will miss the delivery date.
  3. The quotation splits devices, modules and panel accessories.
  4. Delivery includes origin and quality documents and the maker’s wiring notes.
  5. We support point-to-point checks if the contract includes that line.

Point scope on an equipment order

A building-controls package usually covers HVAC, power and pumps. A wider package adds door contacts, rack cabinets, leak points and signals into a central software. Software licences and programming labour are not inside a materials quote unless written separately.

Questions we hear first

Can we buy a few sensors only?

Yes. State the range, output type, 24 V or 230 V supply, duct or wall mount.

Can you match one-for-one on a live system?

We need a photo of the label, the termination drawing and the input type on the controller. Do not buy “the same shape” if the signal differs.

Lines we put on the schedule

Temperature / humidity sensors

Wall or duct; NTC, 0–10 V or 4–20 mA to match the DDC input.

CO2 sensors

Meeting rooms and AHU fresh-air. State ppm range and 24 V supply.

Filter differential sensors

Pa range from the AHU clean / dirty filter figures.

Pipe pressure sensors

Bar range above working pressure; thread or flange for the fluid.

DDC controllers

Count AI/AO/DI/DO, 10–15% spare, protocol to the head-end.

I/O expansion modules

Same family as the DDC. Do not mix series.

Control valves and actuators

2-way / 3-way, 0–10 V or 4–20 mA; split valve power if current is high.

Pumps on the BMS point list

When the file lists pumps under BMS: model, run/fault contacts.

Interposing relays

Between a weak DDC output and a power circuit. 24 V coil; never 230 V into a DI.

24 V cabinet supplies

Add active-sensor and valve current; leave spare.

BACnet / Modbus gateways

When the DDC and the device do not share a protocol. Include the register map.
